Resident Qualification Requirements for:
The Embassy Courts

Revised effective date: January 1, 2016
All persons applying will be subject to the following requirements, without exception:

1. All persons must be at least eighteen (18) years of age, and will provide a government issued photo identification. International persons must provide proof of legal entry and a Green Card or Visa, with dates valid through the entire lease period. Roommates must all qualify individually.

2. A credit check will be run on all American Citizens, and they are subject to the following requirements:

U. S. Citizens with “No Credit History or low Beacon Score,” may provide a qualified co-signer, or may pre-pay the full term of the lease. The minimum Beacon score accepted is 750. International persons must provide a letter of introduction and financial status from their Consulate.

*Please be advised that you will be rejected if any of the following appears on the credit report:

Eviction, Judgment, Bankruptcy, Collections /any, and/or a Charged Off Account

3. All non scholastic applicants must have verifiable income, which equals two (2) times the rent.

4. The $25.00 application fee must be paid when applying, and is non-refundable.

5. The Embassy application(s), application fee(s), and the security deposits, must all be submitted and approved, prior to an apartment being held for the applicant.
